Challenge
Inspections at Flinders Medical Centre identified deteriorated reinforced concrete soffits affected by cracking, spalling and exposed reinforcement. The deterioration had compromised the structural integrity of the affected sections, requiring specialist repairs to reinstate the concrete and address reinforcement corrosion. Working within an operational healthcare facility added complexity, with careful planning and safe access arrangements needed to minimise disruption to daily activities. The remediation needed to address the damaged concrete and exposed steel while providing lasting protection against further deterioration and extending the service life of the structure.

RCR Services completed a targeted concrete remediation program, using mobile scaffolding to safely access the affected soffits. Deteriorated concrete was removed, and exposed reinforcing steel was cleaned and treated before high-performance repair mortars were applied to reinstate the damaged sections. Protective coatings were then installed to improve durability and help protect the repaired concrete from future deterioration. Works were carefully coordinated within the live healthcare environment and completed in accordance with relevant Australian Standards and industry best practice. The completed repairs restored the strength and performance of the affected soffits while reducing the risk of ongoing reinforcement corrosion.
