Challenge
The existing membrane system across the 1,656m² upper roof plant area and 220m² of lower plantrooms was visibly failing, with widespread delamination, cracking, and sealant breakdown. The challenge was not only the scale of the project, but also the complexity of accessing the roof areas. Plant equipment and covers needed to be carefully removed and reinstated without damage. Cracks in the concrete slab, loose sealant in internal corners, and embedded oxidation further complicated the restoration process. All works had to be carried out safely at height with minimal disruption to stadium operations.

RCR Services coordinated crane lifts to deliver all necessary materials and equipment to the roof level safely and efficiently. The team began by pressure cleaning all roof surfaces to remove oxidation and contaminants. All delaminated membrane areas were removed using diamond grinders, and cracks were vee’d out to a 10mm depth. These were then filled with high-performance polyurethane sealant to ensure structural soundness.
Following detailed surface preparation, one coat of Duromix WBE two-pack epoxy primer was applied to all areas, followed by two top coats of Duromastic AC Grey liquid membrane, providing long-lasting flexibility and waterproofing performance. Plant covers were reinstated with care, and all trade waste was removed from the site upon completion.
The project was successfully delivered with minimal disruption, and McDonald Jones Stadium now benefits from a fully restored, professionally waterproofed plantroom system backed by RCR’s Ten-Year Waterproofing Guarantee.
