Challenge
The existing plant room walkway at Wyong Hospital consisted of a concrete roof with a failing built-up torch on bituminous membrane and liquid coating. Chemicals had degraded the coatings, compromising the waterproof integrity of the membrane. As a 24/7 operating hospital, even minor leaks could not be tolerated due to disruptions to medical professionals and immunocompromised occupants. A roof repair was urgently needed to prevent leaks and water damage without disrupting hospital operations.
Objectives
The objectives were to fully waterproof the 410m2 external plant room walkway to prevent any water ingress, while providing a slip-resistant surface. Sensitivity to noise, odours and dust required careful material selection. With the hospital’s complex budget, the project demanded careful financial planning and execution. A 10-year waterproof guarantee was also required.
solutions
The existing coatings were prepared by cleaning and priming. A new liquid membrane system was installed, consisting of a primer coat, detailing with reinforced strips over joints and penetrations, then three heavy coats of liquid membrane to achieve 1.5 litres per m2. The project was delivered by a specially-trained team used to healthcare roofing’s unique requirements. The liquid system provides seamless waterproofing across the entire surface area. It was chosen for its longevity, strength and ability to bond strongly to the existing substrate without excessive noise or fumes. The liquid membrane was applied with an aggregate finish to provide grip underfoot. Scheduled inspections will help maintain the repaired roof. On completion, a 10-year waterproof guarantee was issued. The project was delivered on time and budget, resulting in a fully waterproofed hospital walkway.
